Do you charge fees to make an offer or buy my house?
There is absolutely no fee to you the homeowner when working with us. You will never be charged anything at all whether we buy your property or not.
What kind of houses do you buy?
We buy different kind of properties including single family residences, condominiums, townhomes and multi-family properties. Whether the property is in perfect condition or in need of serious repair we would be happy to look at any property you may be thinking about selling.
How do you determine the amount of your offer?
We research the value of the property based on recent sales of similar properties in your specific neighborhood. We will also perform a construction analysis on the property to determine what, if any, repairs need to be completed on the house. We will then use a combination of these two figures to arrive at the offer price.
Every homeowner’s situation is unique. So is the process by which we determine what we are willing to offer for a home. Other factors we will take into consideration are the age and condition of a home, along with costs of needed repairs, also what other homes are selling for in your area and how long it’s taking to sell those homes. You are under no obligation to accept our offer if you do not like it.
What type of information do I need to give you when I contact you for the first time?
We need very basic information about your house, like number of bedrooms, bathrooms, and overall condition of the house. Also how long you have owned your house and if there are any mortgages or liens against the property.
Am I obligated to use your service once I complete your form?
You have no obligation at all if you submit an information form, show your property to us, or receive an offer to buy your house. You are under no obligation at all. All we ask for is the opportunity to make an offer for your house. You decide if the offer works for you.
If I contact you about selling, do I have to sell?
No. By contacting us, you are giving yourself the opportunity to receive a no obligation offer to purchase your property. If you decide to accept the offer, we will proceed quickly to get you money and the transaction completed. If you decide not to sell, you have no further obligation at all.

What happens if my house is in pre-foreclosure?
We work FAST to ensure that your house doesn’t go to foreclosure. We present you with a FAIR offer that can include us bringing your mortgage payments current or paying off your mortgage and giving you money at closing. We help save your credit, avoid foreclosure, and allow you to sell your house.
What happens with my mortgage once you buy my house?
On the day we buy your house, your mortgage is fully paid. The title company that conducts the closing will pay off your mortgage and any other liens before they distribute the remainder of your money. In some cases, we will work to help restore credit by bringing your mortgage current and leaving it in place when we purchase it. In these transactions, we purchase your property, leave your mortgage in place to make on time payments to your lender, and the title company distributes the remainder of your money. This is only done when the seller requests it.
What is a closing or settlement date?
A closing date is the day that both you as the seller, and Altamira Properties llc as the buyer, meet and settle the obligations of the purchase agreement and buy your house. The closing takes place at a local established title company.
